How much will my HMO property valuation cost?

Morgan Sloane is committed to providing excellent value for all our clients. Our HMO valuation reports start from £125 (+ VAT) per room. Every property is unique and we will provide a bespoke quotation for every valuation report that we provide.  The larger portfolios will also attract a discount dependant upon the number of properties. How long will the property inspection take?

Our valuation report is thorough and comprehensive. We spend as much time as required to ensure that we provide a compliant valuation report that will meet your needs. On average, our property valuation inspections take between 60 - 90 minutes, depending on the size of the property to be inspected.

When will I get the report?

Following the inspection of your property, we aim to deliver your HMO valuation report within five working days, although this will depend on the size of the individual property or portfolio in question.

What’s the life of the report – how long will it last?

Your HMO Valuation report will last for three months. We can advise you on the best time to commission a report to ensure that it meets the purpose and covers the required duration.

I am considering the purchase of a property which is not currently an HMO, can you still value it?

Yes, we can. Based on your projections and our own experience, we can estimate the capital and rental values as they would be if the conversion had already taken place. In many cases, we employ a ‘best rent’ scenario and can advise as a result of our analysis whether a single-family let or HMO project best suits the property and area.

What is a Chartered Surveyor?

A Chartered Surveyor is a professional surveyor who has qualified to meet the criteria of membership of the Royal Institute of Chartered Surveyors (RICS).
